I highly recommend working with Amanda and the Outpost Team. The San Francisco market had multiple large disruptions during our transactions which made both the buying and selling process nerveracking. I was very impressed with how they managed each situation with proactive communication and expert touch. Amanda hit it out of the park for us- both with our home sale and purchase. She helped us win a multiple offer bid situation in a buyer saturated market. She also got us a very competitive price for our home sale. Her guidance through all of the steps along the way was second to none. Navigating a sale and a purchase at nearly the same time is daunting but she made it seem easy. She understands the San Francisco market well- is friendly with other agents (with prospective buyers!) and can gauge a "for sale" situation for what it's worth and provide honest feedback on the overall market. I would give 6 stars if I could.. Amanda and her team are the best in the business. Every single step of the process from 1/house touring 2/loan approvals 3/bidding 4/closing were handled with the utmost care. My fiancee and I cannot thank Amanda enough as the process was both informative and straightforward [dare I say easy?] thanks to her tireless efforts day in and day out. This review is for Amanda Mulholland, who deserves 6+ stars for her work as our buyer's agent. She knows every neighborhood in Marin, showed great interest in and care for our wants and needs, and answered questions we didn't even know to ask. Her expert insights kept our search on track and she was responsive throughout, but Amanda really proved her worth when it came time to make offers (or choose not to) and negotiate with the seller - she really went to bat with the bank on our closing process and the seller on sharing the cost of an unexpected repair. Working with her gave us 100% confidence that we were getting the right home at a good price, and her post-sale followup continues to impress. We first ran into Amanda at an open house about 1 year before we were seriously ready to buy but knew we would be in the market soon. We connected with her immediately as she is friendly, knowledgeable and confident in her knowledge of the SF market. Within that year time she kept in touch with us checking in and sending us properties that were in our price range. When we finally jumped in the market she was there for us with properties to look at and always very available when we needed her either in person phone or over email. It took us a little bit of time but she helped us find our perfect home and was an asset during the negotiation and contract phase. Amanda brings a lot to the table in terms of market and general real estate knowledge. She gives it to you straight and is looking out for your best interests. Amanda Mulholland is a world class real estate professional. I've never sold a home before but that didn't stop me from having very specific conditions: a) I wanted to an off market sale so random people wouldn't be coming in and out of my house, b) I needed to stay in home for a two and a half months after I sold it and for the buyer to be ok with that – turns out Amanda not only got this stipulation she got it for me rent free (!) and c) of course like anyone I wanted the best price possible. Amanda delivered everything I asked for – from agreement to listing to sale in a timeline of only 35 days. See? World. Class. Amanda and her team are awesome! I was really happy with our sale process and the ultimate outcome. We agreed to list our home in SF during the shelter-in-place order and set an aggressive timeline to get handyman repairs, staging, photos, and disclosures done so that we could hit the market immediately once home tours were allowed again. Amanda quarterbacked all of those pieces and beat our agreed upon timeline by a few days. The repairs and staging came out great. Throughout the process, Amanda was always responsive via phone, email, and text. She generated lots of interest in the property and had many buyers tour the property over a 2+ week period on the market. Our list price seemed right on the mark, as we had lots of tours, multiple offers, and ultimately sold above our asking price despite an uncertain market environment due to COVID19. If we buy or sell in SF again, I wouldn't hesitate to use Amanda as our agent. Great overall experience.
